Emlak al\u0131m\u0131nda avukat y\u00fck\u00fcn\u00fcn \u00e7o\u011fu sat\u0131\u015f taraf\u0131n\u0131n avukat\u0131ndad\u0131r.\u00a0Her avukat\u0131n her \u00fclkede oldu\u011fu gibi uzmanl\u0131k alan\u0131 bulunmaktad\u0131r.<\/p>\n<p>Avukatlar doktorlar gibidir, nas\u0131l ki herhangi bir di\u015f problemi oldu\u011funda cildiyeciye gidilmeyece\u011fi gibi,\u00a0emlak al\u0131m\u0131 konusunda da bu konu uzman\u0131 avukat ile i\u015flem yapmak daha do\u011fru olur .Genel avukatl\u0131k konular\u0131 ile emlak al\u0131m sat\u0131m\u0131 de\u011fi\u015fik hususlard\u0131r.\u00a0<\/p>\n<ul>\n<li>\u00d6nemli olan birinci konu avukat\u0131n uzmanl\u0131k alan\u0131<\/li>\n<li>\u0130kinci konu avukat ile dil anlam\u0131nda anla\u015fabilmek<\/li>\n<li>\u00dc\u00e7\u00fcnc\u00fc konu da se\u00e7ilecek avukat\u0131n i\u015flemlere yakla\u015f\u0131m\u0131<\/li>\n<\/ul>\n<p>\u0130\u015flemlere yakla\u015f\u0131m konusunu biraz a\u00e7mak istiyorum. Avukatlar i\u015f ba\u015f\u0131na \u00fccret ald\u0131klar\u0131 i\u00e7in\u00a0i\u015flemlerin ger\u00e7ekle\u015fme h\u0131z\u0131 kendileri i\u00e7in \u00a0\u00f6nem arzeder . Yunanistan&#8217;da sat\u0131l\u0131\u011fa \u00e7\u0131kart\u0131lan m\u00fclklerin \u00e7o\u011funda\u00a0ge\u00e7mi\u015ften gelen mali y\u00fckler bulunabilmektedir. Buna \u00f6rnek olarak \u00a0eskiden m\u00fclk\u00fcn \u00fczerine al\u0131nan bir kredinin , (kredinin geri \u00f6demesi ger\u00e7ekle\u015fmi\u015f ) \u00a0borcun \u00f6dendi\u011fi konusu ilgili tapu m\u00fcd\u00fcrl\u00fc\u011f\u00fcne bildirilmemesi durumudur.<\/p>\n<p>Yunanistan&#8217;da baz\u0131 avukatlar bu tak\u0131m i\u015fler biraz zaman alaca\u011f\u0131 i\u00e7in vekillerine evlerin problemli oldu\u011funu\u00a0bu evin al\u0131nmas\u0131 durumunda b\u00fcy\u00fck riskle kar\u015f\u0131la\u015f\u0131laca\u011f\u0131 konusunda fikir vererek asl\u0131nda f\u0131rsat olan bir al\u0131m sat\u0131m\u0131\u00a0baltalayabilmektedir. B\u00f6yle durumlarla eski bir ka\u00e7 i\u015flemlerimizde kar\u015f\u0131la\u015ft\u0131k.\u00a0\u0130potek veya bor\u00e7 olmas\u0131 durumunda borcun veya emlak \u00fczerinde bulunan y\u00fck\u00fcn de\u011feri , m\u00fclk\u00fcn sat\u0131n alma de\u011ferinden\u00a0d\u00fc\u015f\u00fck oldu\u011fu t\u00fcm durumlarda i\u015fleme devam edilebilir . Emla\u011f\u0131n \u00fczerindeki y\u00fck e\u011fer , sat\u0131n alma de\u011ferinden b\u00fcy\u00fck olmas\u0131\u00a0durumunda evin sat\u0131n alma i\u015flemin durdurulmas\u0131 gerekir.<\/p>\n<p>G\u00fcven sa\u011flamak i\u00e7in eskiden esnaflar\u0131n bug\u00fcn senin i\u00e7in \u00fcr\u00fcn\u00fcm yok yar\u0131n gel tarz\u0131ndaki taktiklere d\u00fc\u015fmemek i\u00e7in\u00a0m\u00fclk \u00fczerinde bulunan y\u00fck miktar\u0131 e\u011fer sat\u0131n al\u0131nan m\u00fclk\u00fcn de\u011ferinden az ise avukat\u0131n\u0131za i\u015flemin devam\u0131 konusunda\u00a0israr etmenizi \u00f6neririz.\u00a0<\/p>\n<p>\u00a0\u00a0<a style=\"color: #0c3152\"
